your house more appealing to a buyer.
Before you put your
house on the market take a look around, both inside and out. You have only one
chance to interest a potential buyer, so don't let easily corrected flaws turn
them away.
Major changes aren't necessary, focus on the small
inexpensive touch-ups that will give your house and property a well-maintained
look.
Make those small repairs both inside and out that you
have been putting off.
Put a fresh coat of neutral paint on
walls that may be bold in color.
You are going to be packing
anyway, so pack away those things that make a room look small and cluttered.
Placement of furniture can give a harmonious flow to a house or it can cause
it to be like a maze. If you have a maze, think about rearranging some furniture
pieces to give an ease of access through the house.
Don't forget
to check out the curb appeal of your house. The outside is the first thing a buyer
will see, so be sure it looks clean and maintained.
Trim any
bushes or shrubs that need trimming. Keep the lawn cut, if you have one.
Front entrances and walks should be uncluttered and swept clean.
If you want your house to sell quickly, you must price it in accordance with
the fair market value of the real estate market at the present time. An overpriced
house stays on the market much longer than one that is in line with the current
market price.
